Open Houses Can Be Very Effective
Many people prefer to come to open houses rather than scheduling an appointment time. Especially the buyers who aren’t working with a Realtor! If you want to spend the time and host an open house, especially if you are going to be there anyway, it can be a good use of time and increase your odds of not paying a sales commission. On a flat fee listing, I can advertise the open house for you on the MLS, and you would be on site to let in visitors.
How to Advertise the Open House
I can advertise the open house on the MLS for you. This is a free service! Just let me know at least a few days in advance, and I will post it for you on the MLS. This will advertise it to the portals (Realtor.com, Zillow, Trulia, etc) so potential buyers looking online will see your open house. It’s a good idea to have both an “Open House” yard sign and corner directional arrows from Lowe’s or Home Depot.
The Bottom Line
An open house can be a great way to enhance the marketing of your flat fee listing, with the potential to save you money! Keep in mind some visitors will be working with an agent, even if the agent does not attend the open with them. This is standard practice so just important to keep in mind that a visitor might be working with a Realtor.
