1. What is the MLS?
This Multiple Listing Service – this is the tool utilized by local Realtors to list and sell houses. It also supplies the listings to third-party portals such as Realtor.com, Zillow, Homes.com, and more.
2. How long does it take to get listed on the MLS?
We can generally get your listing activated within 24 hours of receiving all executed documents and photos.
3. Do I need to pay a commission?
You do not pay a listing commission. If you find the buyer direct, with no agent, you pay no commission. If the buyer is working with an agent and submits an offer, they may request you to pay the buyer’s broker commission. However, this is negotiable on the offer.
4. Are there any other fees?
There are no hidden fees. There are optional services you can request at an additional charge.
5. How much does it cost?
The up-front fee is $399. There are other services available such as Supra lockbox, Showing Time to coordinate showings, and more. These are optional choices.
6. Will it be seen on Realtor.com & Zillow?
Yes. It will be distributed from the MLS to those 3rd party portals, and thousands of other sites, including individual agent’s websites.
7. What if I change my mind, can I cancel?
Yes, you can cancel the service at any time at no additional charge.
8. Can I use a For Sale By Owner sign?
No. For Sale By Owner signs are prohibited on listed properties per KY state law and MLS regulations. Signs must include the listing brokerage information. We supply a yard sign that has space for your contact information.
9. Will agents show my home?
Yes, they will either call you to set up a showing, or use the Showing Time service if you order that. That is the preferred method of scheduling.
10. How do I determine the listing price?
There are online automatic evaluations, or we can provide an automated Realtor valuation or conduct a full market analysis at an additional charge.
11. What about open houses?
If you want to hold an open house, just let us know and we will post it on the MLS for you. That is currently the best method for advertising open houses. There is no charge for this service. You will need to be available to let people in during the open house.
12. Will I get a lockbox?
We have Supra lockbox rental available as an add-on service.
13. Who takes the pictures?
Often, the seller takes the pictures and sends them to us. We can take the pictures as an add-on service. Pictures from previous listings can not be used (unless you took them).
14. How will I receive offers?
Agents will send offers to you and copy us. We offer consulting, contract writing, and transaction management as add-on services if you need those services.
15. Do you attend closing?
Generally, we don’t attend closing on flat fee listings, unless you have requested that service.
16. Can I make changes to my listing?
Yes. Most changes, such as price changes, will need to be on an MLS Change Form. Just let us know and we can coordinate.
17. Is my phone number on the listing?
Yes, your number is available in agent notes for Realtors to access. No contact information of any kind is permitted in the public remarks.
18. Is it hard to sell without an agent?
No. You do have a bit more work to schedule the showings and negotiate the offer. However, if you need more assistance, we have an optional service for an experienced broker to help.
19. Does this include a yard sign?
Yes. I have special signs made for this type of listing so you can display your phone number. For Sale By Owner signs are not allowed on listed properties per KY state law.
